Maintenance
Apartments are painted, cleaned and brought to our pristine move in ready standard.
Versus has an on-site maintenance team with responsibilities of regular maintenance of the building and assisting with in-suite issues as they arise.
If a maintenance issue arises, please submit a maintenance request through your resident RentCafe Portal or App.
We strive to resolve maintenance requests within 24 hours of a resident notifying us.
You will not need to be present for a service technician to perform work in your suite.
If you are ever locked out of your suite, please visit the concierge or security team with a piece of ID and we would be happy to let you into your suite.
Your suite is your home, so feel free to bring out your creative side. However, please keep in mind that prior to moving out, you will be required to bring the walls back to their original condition upon moving in (including, but not limited to, changing paint, filling nail holes, etc.). Use of real Christmas trees are prohibited.
Amenities
Versus offers a wide range of luxury amenities to our residents.
Our patios are a fantastic place to host small gatherings, barbeques, play some ping pong, or even work on your summer tan. Residents are expected to scrape the barbeques and wipe them down after use, so that they are ready for the next resident.
Parking stalls are available in our heated underground parkade, at a monthly rate. Residents are only permitted to park in their assigned stalls. A vehicle parked in the wrong stall may be ticketed and towed at the owner’s expense.
Our washer and dryer units are located within our suites for easy resident use.
Yes, Versus is a pet-friendly community. Dogs must be on a leash at all times when outside of your suite. Each resident is responsible for cleaning up any “accidents” their pet has left inside the suite, inside the building, or outdoors. Types of pets allowed: Dogs, cats, birds, fish, rabbits.
Number of pets allowed per suite: 2 dogs, 2 cats or 1 dog and 1 cat or 2 birds. A pet fee of $30 per pet per month will be levied on your account.
Restricted Dog Breeds Pitbull / Mastiff / Doberman / Chow / German or Australian Shepherd / Presa Canario / Cane Corso / Siberian Husky / Bull Terrier / Rottweiler / St. Bernard / Malamute / American Eskimo / Mountain Dog / American Bulldog / Husky / Staffordshire Terrier / Wolf Dog or Hybrid / Akita / Terrier / Dogo / Bassett Hound / Any other breed which is bred to be a guard or attack dog / Any mixed breeds are subject to approval.
• Guide and Service dogs are permitted. Valid documentation will be required.
• Fish tanks allowed up to 20 gallons.
• Birds must remain caged at all times. No Parrots
• Caged rodents allowed including hamsters, gerbils, guinea pigs, hedgehogs, and rabbits. No uncaged rodents including ferrets permitted.
• No exotic pets.
Our suites at Versus our suites are equipped with in-suite laundry, dishwasher, fridge, and a oven with stove top.

Our concierge team is here to assist you with your packages.
Our fitness centre is open 24/7 so residents can workout whenever it suits them best.
Our 2nd floor gym s is focused on weight training and cardio. We also have a private yoga/spin studio available for private bookings. We also offer Fitness On Demand™ for our resident's virtual workout needs.
There is no fee to use our amenities or common spaces. Amenities Hours of Operation are 24/7

It does not cost anything to take a tour of Versus.

Our Property Management is onsite Monday-Friday 8:30 am - 5:00 pm. Although between our property management, service, leasing and security teams there is always someone onsite.

It takes 24 - 48 hours for the approval after all required documets & information have been received.
There are not additional fees; once you get approved, you'll pay the security deposit only.

For your convenience, you can use RENTCafé to make rental payments from the comfort of your own home via credit card, debit card, or you can sign up for pre-authorized payments. Additional charges applicable for online credit or debit payment. We do not have condo fees at Versus.
It is important for the safety and security of your belongings that you carry adequate contents insurance. The insurance clause in your residential tenancy agreement stresses the obligation to insure your personal property against damage and maintain liability coverage throughout your tenancy. Versus residents MUST provide proof of Tenants Insurance before taking possession of their suite. If proof of insurance is not provided at the time of move-in, the fob to your suite will not be released. Please provide insurance renewal information prior to the expiration date of the insurance coverage. A copy of your policy will be placed in your personal file in the property managers office.
Please ask your insurance company to provide a declaration page showing the following:
• Policy number
• Address of your home location
• Date of term (must cover the length of the lease term)
• Amount of insurance (must show a minimum of $2 million liability insurance)
• Name of insurance company
Heat, air conditioning, and Moby internet services are included in your rent.
Electricity – A valid account must be set up before your move-in date. In Alberta, consumers are free to choose their preferred electricity retailer. To get started, refer to this link for a list of eligible retailers: https://ucahelps.alberta.ca/retailers.aspx.
Water – Each suite is individually metered and billed, with monthly water charges applied to the resident's ledger.
Internet – Internet service is included and provided by Moby as part of your lease agreement.
Cable – Cable service is not included in your lease. Tenants are welcome to choose a cable provider at their own cost.
Yes! We offer a refer-a-friend bonus.
Refer your friends to Versus, and you’ll each receive $250! For more details, contact the Leasing Team at 587-747-0355.
*Terms and conditions apply. The $250 bonus will be added as a credit to your ledger. The referred occupant must move in before the referral credit is applied
You are welcome to host whoever you wish to in your own home. Be mindful that you are responsible and liable for any guest you have at the property. Guests are not allowed to use the amenities unaccompanied by the resident of the building.
Discounts and incentives are subject to change depending on the current market and building occupancy; Paying rent in advance is subject to approval.
Security Deposits are non-transferable.
Sublets are not allowed.
A 30-day written notice on the 1st of the month for the end of the month you need to vacate is required. This letter and/or email must include your full name, address of residential premises, the reason for vacating, signature, and date. Please find below a list of the things we would want you to know in advance.
• There is a $500.00 administration fee
• You are responsible for all remaining monthly rental payments until your active lease expires or until a new lease is signed for the unit, whichever comes first
• Any and all incentives that you have received in conjunction with your current lease are forfeited and payable on demand
